About Pinnacle Property Management

Pinnacle Property Management is a privately owned company, formed in 2004, and employing over 90 people. We provide specialist property management advice and services to over 20,000 properties, including acting for several national housebuilders and Residents’ Management Companies.

We understand the importance of providing an efficient and reliable service, especially in an industry where this frequently does not occur. Our fresh, practical, and hands-on approach to property management has enabled us to build long-term, successful relationships with both property developers and residents, who have seen tangible improvement since partnering with us.

We are Corporate Members of the Association of Residential Managing Agents (ARMA Q). Each year, we provide our professional bodies with evidence of sufficient Professional Indemnity Insurance and copies of Independent Auditors Reports of our Client Accounts.



Our Services

We cover all aspects of property management including:

  • Calculating the Annual Service Charge Budget with itemized expenditure, such as buildings insurance, cleaning and re-decorating of communal areas, window cleaning, grounds maintenance, building repairs for communal parts, fire alarm and emergency lighting maintenance, and lift maintenance and insurance.
  • Collection of Service Charges and/or Ground Rent in accordance with the terms of individual Leases or Freehold Transfer documentation.
  • Arranging payment of all contracts for works associated with the communal areas at the development.
  • Maintaining financial records and preparing year-end Accounts for independent audit.
  • Instruction and supervision of normal repairs to the structure, plant, fixtures, and fittings on a day-to-day basis in accordance with covenants contained in Leases and Deeds of Transfer.
  • Production of Specification for cleaning, gardening, window cleaning and competitively tendering for annual Contracts.
  • For larger elements of capital works, specifying, tendering and then reporting to our clients before serving appropriate Consultation Notices to comply with the Landlord and Tenant Legislation.
  • Regular site inspections.
  • Placement of buildings and engineering insurances for the property.
  • Placement of Directors and Officers Liability Insurance for Residents’ Management Company Clients through our insurance broker

Our Philosophy and Core Values

We believe our proactive approach to block management is unique in the marketplace.

Whether the property is a main home or an investment property, the maintenance charge is a significant cost. We put a lot of effort into ensuring the development is run in the most efficient manner while maintaining the highest service possible.

We keep properties in optimum condition through the speedy addressing of any issues using vetted and trusted local contractors. Our aim is to maintain the best living environment possible which will also maximise each property’s value.

We run a 24-hour emergency number for the reporting of any issues or for updates on existing issues. We regularly communicate with both residents and owners from both head office and our regional satellite offices. Our staff see all our sites first hand.

We are employed by the RMC/Freeholder and therefore are fully accountable to them. We have continual contact with the directors of the management company and/or Freeholder and will attend meetings and send updates on a regular basis.

Along with our proactive role in maintaining the standard of your development we will take care of the administration too and ensure everything is clear and transparent, using industry leading software with a tenant portal facility.
